The Body Corporate for Waterways Apartments CTS 12646 is seeking an individual, partnership or company to tender for the caretaker position at our complex in Surfers Paradise.

Waterways apartments has 23 floors of residential units (69 units in total) with the majority of units being owner occupied. The property is situated on over an acre of landscape gardens surrounding the main tower. The property is on the Nerang River.

The existing caretaker is leaving for personal reasons.

This is a service contract for the caretaking of the Waterways apartments
the applicant will be able to demonstrate the required building management / caretaking skills and experience to manage a site of this size
the applicant will be able to provide evidence of a relevant industry qualification or certification to support their application or alternatively provide evidence of previous building management caretaking experience managing a medium to large residential complex
the applicant will be able to demonstrate experience in managing, cleaning, gardening, infrastructure maintenance and repairs and dealing with lot owners within a community living environment.

The successful applicant is required to be able to accommodate the following:
the applicant must be available to respond to emergencies on a 24 hour basis throughout the entirety of the year
the applicant or approved representative of the applicant will be required to live on the site
the applicant must be available to the residents to be able to make contact during working hours and available by telephone for building emergencies outside of hours as required.

All prospective tenders should be aware of the following:
This is not the sale of the management rights these are held by the complex and have never been sold
This is a 3 year agreement with no extension allowed retendering is required after 3 years
There are no letting rights associated with this contract
There is no short term letting allowed at Waterways (part of the original DA)
There is an unfurnished 2 bedroom apartment associated with the caretaking contract. The apartment is on the ground floor and has an attached office for resident queries.
The current contract value is in the vicinity of $120,000 per annum (incl GST). As part of the process, tenderers are invited to nominate the remuneration they would require to perform the duties.
