Feature of the Week: VERIFII

Chasing applicants for payslips, squinting at blurry photos of a driver licence and waiting days for a reference? VERIFII is the identity-verification and application platform built into TheOnsiteManager. It collects verified rental applications for you and handles the AML/CTF identity checks on owners, vendors and purchasers, all from your My Listings panel.

Rental applications that check themselves

Applicants start from the Apply For This Rental button on your listing, the apply link in the automatic enquiry reply, the link at the end of your REA ad, or a link you send them. They enter their name and email, and VERIFII emails them a secure link to their own application. Most finish it on their phone.

Every applicant proves their email with a code, their mobile by SMS, and their identity with a passport, driver licence or ID card plus a short liveness video. They upload proof of income, give rental and character referees, list their vehicles and choose a lease term. Referees are emailed a reference form covering rating, arrears, damage, bond and the tenant ledger, so the answers come back to you in writing.

No cost to you

The application is free for applicants and costs you nothing as the manager. The only charge is an optional $38.50 National Tenancy Database check that applicants can choose to pay for themselves.

Co-tenants handled properly

The lead applicant adds each other adult on the lease, and every co-tenant gets their own email link to a shorter application. You can see each co-tenant’s status and resend an invite if a link has expired.

Everything in one place

On My Listings, the VERIFII & Applications column shows each applicant as Pending or Complete. View in VERIFII opens the full picture: the activity timeline, the ID, liveness video and income documents, and every reference response. You get an email when an application is 60% done, when it’s fully submitted and when all references are in. Download the application PDF, print a filled-in RTA Form 22, or download each applicant’s signed privacy consent for a referee who asks for it.

Approve, decline or refer

After you’ve talked with the owner, approve, decline or refer an applicant to another of your listings. Every button shows exactly who will be emailed before you confirm. Once you approve, The Form Manager can fill the RTA Form 18a lease straight from the VERIFII application.

AML/CTF checks on owners, vendors and purchasers

Under Australia’s AML/CTF Act, real estate agencies now have to know who their customers are. Press VERIFY OWNER, VERIFY VENDOR or VERIFY PURCHASER, choose whether the person is an individual, a trust or a company, and VERIFII emails them. They verify their identity, record a liveness video and answer the AUSTRAC questions on their phone in about 10 minutes. The fee is paid inside VERIFII: $38.50 to verify, or $88.50 including a title search on the first verification of a property.
