Riverbreeze is a boutique apartment building that fronts Newstead Avenue, opposite Newstead Park.
There are with 18 units in all: 3 at ground level and 5 at each of three upper levels.
The building is equipped with CCTV cameras.
There is a secure basement carpark under the building, accessed from Halford Street.
The Halford Street entry provides access to 4 Visitor Parking Spaces as well as the building's rear entry door.
All units are serviced by the building intercom with residents able to provide entry door access from within units.

The Management Rights include both Caretaking and Letting Agreements regulated under 10 Year Standard Module with approximately 8 years to run.
The Agreement was topped up at the 2024 AGM with the Body Corporate Committee very keen to maintain and extend the agreements.
The listed rights are Caretaking Only, though include the Letting Agreement.
The opportunity exists for a Manager to pursue the management of rental properties of which there are currently six rentals.

The building's Common Areas consist the following:
Established low maintenance garden beds each side of the Newstead Avenue Main Entrance
Internal ground floor carpet-tiled Foyer
1 single Lift
Smaller hard-tiled foyers at each of three upper levels
Secure Basement Carparking that includes lift access area and mail boxes
Caretakers Storeroom
Garden beds at rear of building - Halford Street side
4 Visitor Car Spaces at Halford Steet entry
Swimming Pool (with sand filter and chlorinator) and Aquanaut automated cleaner.
Pool Toilet Block
Waste Room contains 13 general waste and 13 recycling wheelie bins.
There is no on-site managers office.

Caretaking comprises approximately 5 - 6 hours work per week, made up of vacuuming, mopping, blowing driveway and visitor parking, pool maintenance, lawn mowing of nature strips at the Newstead Ave and Halford Street frontages, hedging at Newstead Ave and Halford frontages, waste management that includes placing general waste bins on Halford Street each Tuesday, and recycling bins every second Tuesday. Bins are then returned to the basement waste room of a Wednesday.
Cleaning is currently done Tuesdays (1.5 - 2.0 hours) and Fridays or Saturdays (1.5 - 2.0 hours). There are no set cleaning days - cleaning is merely done at times best suited to management.
Lawn mowing and hedging is done as required, more regularly in the growing season.
There are no common area lawns, only nature strips that the manager mows. On any week that lawn mowing is done the work load increases by 1.5 hours. On any week that hedging is done an additional 2.0 hours.

The Body Corporate Committee elect to not be involved in the building caretaking.
For the most part residents work full-time.
Currently the caretakers use trusted trades people that they have had a long association with. Trades that are well familiar with the building and its services.
