Residential Community Service Manager

Are you a proactive and organized individual with strong leadership skills and a passion for residential community service delivery? We are looking for an enthusiastic Residential Community Service Manager to oversee and coordinate the delivery of essential services to a residential community with an onsite golf course, on the Gold Coast. This dynamic role offers the chance to work autonomously while managing a dedicated team and fostering a safe and well-maintained living environment for our residents.
Key Responsibilities
Supervise and coordinate the delivery of maintenance, gardening, irrigation, cleaning, pool maintenance, pest control, and trades services across all internal and external common areas.
Allocation of resources both team based and machinery, depending on need.
Work with our business owner to ensure the delivery of our services is optimal and congruent with strategic commercial imperatives as well as in accordance with contractual obligations.
Collaborate with the business owner to develop optimal programs and procedures around service delivery.
Engage and supervise external service contractors, including plumbers, electricians, and other tradespeople.
Assistance and direction on drafting key policies and procedures.
Organize maintenance quotes and building reports as required.
Organise, maintain as well as monitor our plant and machinery to ensure they are maintained and in good working order.
Attend and report at Body Corporate meetings, providing updates and insights.
Monitor the general condition of common areas and building assets, reporting hazards or defects for skilled repairs.
Act as the first point of contact for emergencies, including after-hours situations, and routine maintenance requests.
Coordinate emergency repairs and oversee service contracts to ensure works meet agreed standards.
Implement work health & safety procedures and participate in safety drills and briefings.
Maintain detailed records of works and services for auditing and reporting purposes.
Conduct compliance audits and safety inspections, ensuring all standards are met.
Assist in hiring and onboarding new team members, fostering a collaborative and efficient work environment.
Support the Body Corporate and Asset Team with effective onsite management and communication.

Strong organisational and leadership abilities.
Excellent communication and interpersonal skills.
Suitable qualification of at least a diploma level and/or three years experience in service delivery management or a related field.
Ability to manage teams and supervise contractors efficiently.
